The complete conversation, in order. 5,335 words.

[00:00:00] Nick: most team leaders are high performers and they are going to be good at almost everything they put their mind to.

[00:00:05] Nick: And I see a lot of team leaders getting

[00:00:07] Nick: really good at cooking, really good at fitness, really good at fitness. Things, and it's a good way of saying I'm still crushing in life while my team's not selling, I'm going to wait for the marketplace to come back. Welcome back to the reside platform podcast. I'm Nick McLean. I'm here with Sunita Agarwal and we got an excellent episode for you today. We're going to talk about the reside platform, what we've been working on and building, what's working inside that platform for our clients, and really some cool, exciting things that we're going to be releasing.

[00:00:42] Nick: Also, Cindy just came back from two amazing masterminds. He's going to be sharing with you. What he's learned in fact, one was industry related realtor event, right? So neat. The other one was non industry

[00:00:55] Suneet: I was the only real estate person in that room, which was awesome

[00:00:59] Suneet: And I was talking, you know, so I was at the realtor. com thrive event, and I was talking to some of the other legitimate top teams in the U S at dinner on the first night, the CEO of realtor was also sitting at the table and who I love, by the way, shout out to everybody, the entire C suite staff at realtor.

[00:01:18] Suneet: com, everybody else, incredible, incredible company. When I was talking about things I learned at the non market at the non real estate event the direct marketing Imagine how it applies and I figured it out. So we'll get to that at the end of this, let's give everybody an update because yeah, Mia and you and not me so much, cause I've been traveling.

[00:01:39] Suneet: I've been working on some really cool stuff. So I'm going to act kind of selfishly because I want to know too, and how it's going. So, one of the first things you guys are doing is the script Inferno.

[00:01:52] Nick: yeah. So me, uh, who joined reside her background's amazing in terms of her ability as a sales manager and ISA agent, productive productivity coach, one, one coach, she spoke, was that Tahoe, the Tahoe event? Well,

[00:02:09] Suneet: She's been on this podcast three times.

[00:02:12] Nick: So you guys are familiar with me. Okay. So she does this rise productivity.

[00:02:17] Nick: It's a six week program within reside and it's for new agents and experienced agents because it's training its mindset, but it's also actionable items. And I think that combination I haven't really seen in in the past. the industry where, yeah, you can do a course and do a six week course or have training, but there's no accountability.

[00:02:37] Nick: There's no reporting required. It's just you're an adult, you're on your own. But what we know Sunita is the missing pieces, accountability

[00:02:46] Suneet: Always.

[00:02:47] Nick: and reporting, right?

[00:02:49] Nick: We, Always. And Mia actually gets these agents across North America to report their numbers throughout the six weeks.

[00:02:59] Nick: You've seen it. It's pretty amazing. Buy your

[00:03:02] Nick: rep. They were signing up buyer rep agreements before NAR through this program.

[00:03:07] Suneet: It was crazy.

[00:03:09] Suneet: Yes. They

[00:03:09] Nick: I don't know what the exact numbers, but I think there was one gentleman that did like 30 some in six weeks.

[00:03:13] Suneet: It was a lot. Yeah. I don't know the exact numbers. I mean, we could find them if we need to, but yes.

[00:03:19] Nick: so working with Mia on that, I know you work hand in hand with Mia too. And we work so tightly together. We were like, we want to go, we want to build their skills

[00:03:29] Nick: Even more.

[00:03:30] Nick: Cause that's going to move the needle for all of our clients. And so we, brainstormed role playing tried and true role playing, but not just the cookie cutter role play that kind of fizzles off.

[00:03:40] Nick: But like, we're calling it script Inferno, and we have probably two dozen ways to do role play in different breakout sessions. So you can actually do this in zoom. I didn't know this, but Mia taught me this. You can do breakout sessions. So you'll have like an hour role play and then you break out into these pods, they have moderators and they do the scripts or role plays on the scripts, and then they come back and give you feedback.

[00:04:05] Nick: So the interaction of that is really cool. And so that's launching in reside. I think that's pretty amazing. I think the first one's this coming Monday.

[00:04:12] Suneet: Yeah. Dude. that's so great. let me ask you, are your agents on the Nick McLean team attending Rice? Yes.

[00:04:21] Nick: Yeah. How about your agents?

[00:04:22] Suneet: Oh yes. Are you kidding me?

[00:04:25] Nick: and I bring them all. They come into the office. We put it on the big screen TV and then they go out and do their thing.

[00:04:31] Suneet: Uh, yeah, we don't do that, but that's great.

[00:04:34] Nick: so neat. My team had the best two months of the year, September and October. Now, I can't say it's because of rise, but I can say it rises part of the reason because we're coming together, reporting the numbers, talking about phone calls, making phone calls, doing the work

[00:04:50] Suneet: Dude, that's a good idea.

[00:04:52] Nick: And when did rise start? Probably 90 days ago. so I'm really excited about that. And, what else we've been building reside

[00:04:59] Suneet: besides the script Inferno, which is additional training. With role play and breakout rooms, why haven't we ever done that prior? Why don't we just learn about that?

[00:05:12] Nick: we're going to look, back on the team's production, I think 90, a hundred days from now and we'll point to rise and script a far now. And we'll see the revenue difference. Big

[00:05:22] Suneet: Oh, absolutely. That's so great. somebody, you, who's been such a great, known as such a great trainer and a great trainer. For so long to decide to leverage something that we helped manage and create you more so than me, is huge. That's a huge win for your business. Isn't it

[00:05:40] Nick: It's huge. It's huge. Well, you're doing so many one on one calls with our clients. What's your kind of thread? what are you hearing?

[00:05:48] Suneet: so many meeting? No, I

[00:05:53] Nick: yeah, sarcasm. I mean, since he says he took a couple of weeks off, this guy doesn't take any time off and he's always available to clients.

[00:06:00] Suneet: am. Yeah. Which is important to me because that's what I told somebody. And I told somebody something I'm going to do it, right. Which is very important to me too. Right. It's going to come down to the tried and true things. I think number one, it is incredible that you had your two best months out of the year in September and October, because the overwhelming response I'm getting from clients, colleagues, people at this event last week with a hundred of the top teams, the nation.

[00:06:31] Suneet: Is that not everyone is experiencing the same thing, right? many people are having challenges inside the market and that's those challenges, what I'm experiencing is causing paralysis, And that paralysis, you're just setting your step. You're just sending yourself back. everyone listening, you're just setting yourself up.

[00:06:51] Suneet: when things get harder, you need to continue to do what you were doing with the things were good and not let the delayed gratification paralyze you. here's your job, everyone listening. If you're in leadership, here's your job. Recruit like crazy, but everybody recruits into a scalable training. If people graduate the scalable training, they are more likely to be successful if they don't graduate scalable training, then you need to make a decision of whether or not you want to keep that person in your organization. And we can go two ways with that. That's a whole other conversation, so recruit like crazy, put people in scalable training, find out why they're working, find out what they're doing. Hold them accountable to it. And ask for feedback. That's your job, So are you recruiting like crazy when the market's hard or are you paralyzed? Because what I'm hearing is people get paralyzed, When the market gets challenging, are you still continuing with accountability? Are you still posting to freaking social media once a day? Maybe you're still sending your emails people say to me all the time. took my eye off the ball. I took my foot off the gas. Your eye needs to stay on the ball.

[00:08:03] Suneet: Even if you have multiple balls, your foot needs to stay on the gas. Even if you got multiple cars, multiple gas pedals, all the time and not let things derail you. that's my experience right now across the industry.

[00:08:19] Nick: Yeah. And that paralyzation. is certain doom, isn't it? It's like if you get into that doom loop doomsday, things are declined loss aversion.

[00:08:29] Suneet: Catastrophic.

[00:08:30] Nick: Yeah. Then you start finding distractions because it takes your mind off of things. And a distraction could be, youtube, it could be social media, it could be your fitness, it could be partying, it could be family and all of those things are justifiable and important.

[00:08:46] Nick: Some of them. It doesn't have to always be a negative distraction to be super positive and going all in on something like your gardening or sourdough bread recipes, right? Like maybe you

[00:08:55] Nick: pick up a new, like you pick up a new, because here's the thing, most team leaders are high performers and they are going to be good at almost everything they put their mind to.

[00:09:04] Nick: And I see a lot of team leaders getting really good at sourdough bread. I don't know why I made that up really good at cooking, really good at fitness, really good at fitness. Things, and it's a good way of saying I'm still crushing in life while my team's not selling, I'm going to wait for the marketplace to come back.

[00:09:20] Nick: But I was inspired by a reside client, John Rota and Tahoe, because John Shep pointed him out as he sold 320 homes last year and at Tahoe in late September, he was at 408. Like he was up over a hundred units in a year. And he said, what did you do? John asked him, what, was the difference? And he said, I just did what you told me to do.

[00:09:43] Nick: One hour of calling agents, recruiting one hour of calling with your agents and one hour inspecting the database. even as a co founder of reside and coaching and property management, multiple businesses, I went, that's what I did. So neat. And we just had our two best months. We, we set up one hour of calling with our agents. I have, 28 agents, right most days, it's only about five of us.

[00:10:08] Suneet: I bet

[00:10:09] Nick: It's only five of them, but you know what? The five people are there. That's all that matters happens a lot of times as a team leader, you're always looking at who's not there and it makes you real mad

[00:10:19] Suneet: you

[00:10:19] Suneet: get sad about who's not there. But you get mad about who's not there instead of happy about who is

[00:10:24] Nick: yeah, exactly. So I just went all in on the people and we're going to create wins, wins, wins, wins, wins. And gosh, I posted a Susan on my team, 2. 6 million in

[00:10:34] Nick: sales

[00:10:35] Suneet: that

[00:10:36] Nick: last week.

[00:10:37] Suneet: dude. How many houses is that? I'm curious. Is that three houses or two

[00:10:40] Nick: we're 500, 000 price points.

[00:10:44] Suneet: Wow.

[00:10:44] Nick: know, five homes in a week, Trevor did five homes in a week. I'm all about recruiting. I'm all about bringing in talent, right? I'm all about that. And I'm about training them. But also you probably got some talent right now.

[00:10:55] Nick: That's just sitting there.

[00:10:57] Suneet: I am not prospecting with my agents.

[00:11:00] Nick: Well, and, you know, you got Anna, you got other people that you can put in place for that, And create that energy. let's move on from reside and what's working. Hope you guys got something from that. I want to know more about this realtor event, because you were telling me it was one of realtors, one of your best converting lead sources right now.

[00:11:15] Nick: And this. I mean, you could say, Oh, well, what market is he in, but is that true?

[00:11:20] Suneet: I'm in California, which, and what does your Zillow rep say about leads in Sacramento? cause you, you texted me. That is not is converting very high. It's the nature of the lead source. Realtor. com, the old school leads are converting very high to not as high as the low, because the nature of the lead source is different straight up.

[00:11:39] Suneet: the leads I get are the connection leads that is shared with, one other brokerage or however many brokerages, if the one lead clicks on five different houses, it becomes five different leads and may go to maybe up to 10

[00:11:53] Suneet: different

[00:11:53] Nick: do you, are you fighting, is it broadcasted

[00:11:56] Suneet: It is.

[00:11:56] Nick: brokers? So

[00:11:57] Suneet: broadcasted. We just both get them.

[00:11:59] Nick: you're just both get them.

[00:12:00] Suneet: Yeah. and I built my business nine years ago on realtor. com on these leads. So I have experience with them. It's going very, very well,

[00:12:09] Nick: what's most important in terms of your lead system? Because we're all about systems here to, outcompete these other brokerages.

[00:12:18] Nick: Is it speed?

[00:12:19] Suneet: longevity,

[00:12:20] Suneet: right? Because, we all hear the stats. How many times does the average, I'm not going to pick on realtors, the average independent contractor, phone salesperson, follow up, Less than two,

[00:12:34] Suneet: Yeah, not enough.

[00:12:35] Nick: one.

[00:12:36] Suneet: Yeah.

[00:12:37] Nick: all industries, right? all industries,

[00:12:40] Suneet: 1099 phone salespeople. So, not enough. So we just beat everybody be fastest, beat everybody.

[00:12:49] Suneet: I guess it'd be fastest and last longest

[00:12:51] Nick: So longevity is like the keyword here. Okay. So you're just Will Smith. I'm going to get on treadmill and on that lead. And we're going to follow up with that thing.

[00:13:01] Suneet: What's the Will Smith whole thing about, I

[00:13:03] Suneet: don't get it.

[00:13:03] Nick: Will Smith treadmill.

[00:13:05] Suneet: No, I

[00:13:06] Nick: Oh my gosh. In the show notes, remind Brittany to put this in the show

[00:13:10] Suneet: Okay.

[00:13:11] Nick: you know, back Back when Will Smith was like the number one actor, blockbuster person on the planet, right?

[00:13:20] Nick: He was huge at one point. You guys remember Independence

[00:13:23] Nick: Day and Bad

[00:13:25] Nick: Boys? He does this interview and a lot of our listeners are going to remember it. And he says, kind of about what's your mindset, what's your drive? he goes, it's like getting on a treadmill. He was like, if you and I get on a treadmill, one of two things is going to happen.

[00:13:38] Nick: Either you're going to get off or I'm going to die.

[00:13:42] Suneet: I do remember that.

[00:13:45] Nick: Yeah. Right. And so that's like Sunita and the realtor leads. It's like, I'm going to get the lead. You're going to get the lead. And one of two things are going to happen. You're going to stop calling it, stop falling up, stop emailing it, or I'm going to die.

[00:13:59] Suneet: Absolutely.

[00:14:00] Nick: so you have, you're one of the best at systems and follow up and tracking that I've ever seen in

[00:14:06] Suneet: so

[00:14:07] Nick: and Monday. And, um, it's. All the, all the, all the tech stack and your, 14 VAs how often, this is what people are going to ask him lead comes in, they answer it, they don't answer how often, what's the standard,

[00:14:21] Suneet: I mean, they better call

[00:14:22] Suneet: like three to five times every day for the first 10 days,

[00:14:26] Nick: Whoa, really?

[00:14:27] Suneet: email, text

[00:14:28] Suneet: call,

[00:14:29] Nick: for sure.

[00:14:29] Suneet: right? Yeah.

[00:14:30] Nick: Oh,

[00:14:31] Suneet: And you know what? This is a good time to drop a plug. Because we're doing a webinar and by we, I mean me, hopefully you're there to come to hang out, but it's a, it's a webinar on November 7th, so probably not too soon after we published this will be published this week.

[00:14:48] Suneet: So in two weeks from this recording, we can have is lead domination with Suneet Agrawal.

[00:14:56] Nick: Nice.

[00:14:56] Suneet: Yeah, so I'll be doing that webinar live, which I'll give people will listen to this and they come to that. We'll make sure to add the notes the link to the show notes and get that going in there too. But Beat the heck out of the lead make sure that they know how committed we are to the show Being the ones that could help them because we know that we'll help them the best and we don't want them to get second rate, representation and this type of thing.

[00:15:22] Suneet: Hard market,

[00:15:24] Nick: Yeah. Jump on that webinar. You're going to learn a lot for lead domination through from CNE for sure. So three to five times for seven days and then, and then you probably continue on a drip email, database, mass marketing, all the whole thing, right? Retargeting ads, you name it. And, I want everyone to pick up on this.

[00:15:41] Nick: That's to get a 4 percent conversion rate, a 5 percent maybe, and depending on the market,

[00:15:47] Nick: three, six six, month look at it. So if you're looking at your results, you might look at your actions there and go, 1 percent the difference between one and 4%. It's four times as much money.

[00:16:00] Suneet: People forget that people say, Oh, just one to four. No one to four is 400 percent more.

[00:16:06] Nick: yeah, It's a huge,

[00:16:07] Nick: difference, but

[00:16:09] Suneet: I just sent an email.

[00:16:10] Nick: hear four and you're just like, well, that

[00:16:12] Suneet: Yeah. One to four is only three. No, it's four times as many. I wrote an email to somebody on my staff, a very smart person on my staff, reminding. This person on the staff of this important.

[00:16:24] Suneet: Oh, it's the only difference of half a percent. Yeah. Half a percent. In this case is one third.

[00:16:29] Nick: was talking to, um, a mentor coach the other day and he, said, so what is it going to take for you to see a 10 percent growth in the next year at this company that I run? We're talking 10 percent growth, if realtor. com is my main revenue source. Going from one to four is a 400 percent growth in

[00:16:50] Nick: revenue. So it's like, you know, most companies, 10%, 20 percent growth is huge. You know, you go from 2 million GCI to 2. 2. We always think about this double, double, double, double, double, really 20, 30, 40 percent year after year after year, before you know it. so I love it, Sydney. So what'd you learn from this other mastermind takeaway?

[00:17:12] Nick: You know, you came back fired up,

[00:17:15] Suneet: fired up

[00:17:16] Nick: fired up.

[00:17:17] Suneet: and

[00:17:18] Nick: me

[00:17:19] Suneet: yes. So driven mastermind. I've been in it since day one, my mentor, Perry Belcher, my mentor, Jason Flanagan, my mentor, and really good friend to cost them who I always talk about in every conversation. He'll probably listen to this and laugh and say, quit, quit referencing me.

[00:17:34] Suneet: But actually he totally loves it. and it's great because, Mike Reese is the only other real estate guy in there. But I've only seen him at one event. sometimes he comes to the calls. Mike's a legend, you know, much, much better

[00:17:47] Suneet: than me. Mike Odo is in there, but I also don't see him at too many of the events.

[00:17:52] Suneet: He has the young kids too. so, I was the only real estate person in the room this time. and it was in Cancun at this great place. Check out my Facebook and because. Cosim, Perry, and Jason were the main speakers. Costume is known as the foremost traffic expert on the planet. Perry is known for everything, direct response, marketing, Russell Brunson credits him for all this stuff, Like so much stuff, Jason Fladley and traffic expert coached out.

[00:18:23] Suneet: It's from OZ, you know, coach Dean Graziosi, help Russell Brunson with all his stuff too. So these people know their web online traffic. And the biggest opportunity that both Jason and Perry said is drum roll, being a guest on other people's podcasts. Of course you should have your own too. And people talk about, Oh, I don't know what to post. Look, I just went through 50 short form reels today, setting up my next three months of content. And it's all clips from this podcast. So number one, you don't know what to post.

[00:18:58] Suneet: How about you just film one podcast a week and cut it up into little clips. Now you've got seven short forms to post. Why don't you take that transcript through chat GPT and have it find little quotes to add to Twitter, Facebook threads, email, And little written quotes, like you can do that very easily.

[00:19:16] Suneet: And if you need help with it, go to AI powered agent. com. however, when you are on other people's podcasts, you are borrowing their audience. And this is what I want every real estate professional and every market to think about right frigging now. In your city, there are popular podcasts that you don't know about with a big local reach.

[00:19:41] Suneet: I guarantee you we both advertise on traditional radio. There's popular radio shows that we don't know about with a big following. You need to tell me. There's not some popular local baseball podcast in Sacramento. There's not some popular local restaurant podcast in Sacramento.

[00:19:58] Suneet: There are countless, countless, countless, and you want these people's audience. So how about instead of you waiting? For this podcast to reach out to you, how about you reach out to them? How about you say, this is who I am. Here are the questions. Here's 30 questions you can ask me. And the answers that I'll give you at the end of the podcast, we will cut up all the content and provide it to you and your team as well. Is that one AI automation and one VA? Right. You don't, and then once you're on the podcast, guess what you do provide value and don't sell yourself the whole damn time. You don't think that people in that podcast, audience will see value in what you gave them, why you gotta be crazy.

[00:20:39] Suneet: Cause I think for sure that that's a great way to organically, meaning without spending money, Increase the people on your list. And we talk about Daniel Priestley's book, right? Oversubscribe or people need to see you seven, seven minutes, 11 different times on four different platforms. it was a Google study on how to build your audience.

[00:21:01] Suneet: And maybe I'm getting it. We're at seven, 11, four,

[00:21:03] Nick: think seven hours

[00:21:04] Suneet: seven hours. Okay. whatever it is. If you want to build a more hot audience, you need to provide more content to the people when they can find you and get that seven, 11, four metric, whatever it is, seven hours to seven seconds. I don't know. Definitely not seven seconds, but, the seven, 11, four.

[00:21:21] Suneet: Your job is to build into that, build into it. I'm going to borrow people's audiences, dude. I can do a Google search and find every, I can do a podcast search. I can have a VA do a podcast search, type of the word Sacramento. Give me the list, send one email, send all the questions, send all that. And you don't think I'll get booked on some people's shows. Is that easier than trying to figure out why some of your leads aren't converting? Dude,

[00:21:47] Nick: and a little inside it. Well, the podcast is the medium. And it reminds me of, 2012 to 2016, I had a radio show locally and every Wednesday at four o'clock I get on the radio and I just talk real estate and I paid for that

[00:22:03] Nick: place,

[00:22:04] Nick: but what am I paying for? I'm paying for access to their audience and if that wasn't the number one lead source of sellers ever, and the same thing I used in multiple areas, one would be rotary events, chamber events.

[00:22:23] Suneet: dude.

[00:22:24] Nick: how many different organizations are having lunch and learns once a month, once a week,

[00:22:30] Suneet: That are dying for speakers and guests,

[00:22:32] Nick: I was, I was their guest speaker. I remember going to the cottage in this little, like tiny little diner, and there was 30 people. I was the youngest person by 40 years there. And I was talking about the state of the real estate market in 2016.

[00:22:51] Nick: I mean, I had undivided attention, right? And plus Cindy, you know, and I, we need reps being a public speaker. Well, I got my reps locally on radio stations and getting up in front of people eating, 11 o'clock lunches. You know, like roasted

[00:23:11] Nick: little

[00:23:11] Nick: mini carrot. And so a lot of us want to be on stage someday and you should want to be on stage like Suneet now.

[00:23:19] Nick: Shout out to Jessica Boswell, who just went on

[00:23:21] Nick: stage too. Yeah, she

[00:23:24] Nick: crushed it. It was. Yeah, for sure crushing it and she, you know, she reached out to me after the event and was like, I want to do more of those because I want to perfect it. I want to get good. Well, you do that by doing more, right? You do it by doing more.

[00:23:36] Nick: So get on these podcasts locally. You know, it doesn't have to be these nationwide, all your realtor friends across the nation. I don't think that's going to make such an impact to your business as it will locally. And they're dying for guests. Here's the other thing about running a podcast because we know this because we run a podcast.

[00:23:52] Nick: Yeah. You got to go ask to be on the guest list. if you look at all the times I've been on podcasts, I kind of reach out or I was referred to them by somebody like sunny. It's like, Hey, reach out to so and so and see if you can be on their podcast. Right. So there's a referral network going on a

[00:24:08] Nick: podcast. They don't really have enough time to go out and just always hunt, hunt, hunt for guests.

[00:24:13] Suneet: Oh, it's so hard. Take it from me.

[00:24:16] Nick: we're dying to be, we, Hey, by the way, if you have an amazing business in real estate and you have

[00:24:21] Nick: something to contribute, want to hear from you.

[00:24:24] Nick: Yeah. I'm not going to promise you're going to get on this podcast, but I can promise we're going to look at you for sure.

[00:24:30] Suneet: From the last two events, here's something else. You connect with somebody at an event. You never get enough time to really talk to them. Invite them to be a guest on

[00:24:38] Nick: Yeah.

[00:24:38] Suneet: locally too. Yeah. I have

[00:24:40] Nick: Yeah. I still have people hitting me up from Tahoe wanting to be a guest on this, so that we got to, Books, more people out,

[00:24:45] Suneet: Monday board. I'll, add you to it.

[00:24:48] Nick: of course, you got a Monday bar. If you don't know what monday. com is, it's like project management, you know, it's

[00:24:53] Nick: like, uh,

[00:24:53] Suneet: obsessed.

[00:24:55] Nick: He's obsessed with it, but it really works. And we use it to reside, Brittany, Lauren, Mia, me, Curtis, our CFO. We're all in Monday. We're using that to get things done at a high level.

[00:25:05] Nick: Well, this has been awesome, man. I'm heading off to my wife had a dressage competition equestrian. So she got second place and we're going to go to the competition.

[00:25:14] Suneet: Family champions. I love the McLean family way

[00:25:21] Nick: was able to ride a horse in the event, her first event ever. So that was super cool. I'll have to share the, the photo with you.

[00:25:28] Suneet: to go.

[00:25:29] Nick: yeah. any lasting words to our audience and the people that have been listening? I mean, we got hundreds of people that downloaded every single episode, religiously

[00:25:37] Suneet: I mean, here's the thing, um, is, everything we said about the one job you have with breakdown of your role. I want you guys to really think about the unconventional ways to get eyeballs and eardrums, And other people's podcasts. Is really a big thing,
