The complete conversation, in order. 5,363 words.

[00:00:00] Nick: you know, real estate's still that tree that has fruit on it. You just have to go and pick it. You just have to choose. You gotta to get your ladder out there. You gotta get up there and go get it.

[00:00:08] Suneet: One of the only opportunities that we have like that in life.

[00:00:12] Nick: Now someone else might already have A ladder up in your apple tree and you gotta knock 'em off and you might have to compete a little there's a little battle up there,

[00:00:19] Nick: but it's worth

[00:00:27] Suneet: Welcome back to another episode of the Reside Platform Podcast, and today joining me is my illustrious co-host and co-founder of Reside Platform, Nick McLean. Nick, how are you?

[00:00:41] Nick: Doing great. I'm doing really, really great.

[00:00:44] Suneet: So it's funny with this podcast for everyone out there, Nick and I were talking. Is usually it's like we schedule it out and all this, and me and Nick talk probably too much, but we're not bullshitting when we talk.

[00:00:57] Suneet: So now that we did, what did we talk about? And I think. We have so many great listeners who've been following for so long. I think we should just give an update on what's happening in the real estate industry, what's happening with reside and coaching and events, and just talk.

[00:01:11] Suneet: So, Nick, I don't know, it's June 9th how's real estate in Wenatchee, Washington?

[00:01:17] Nick: Yeah, real estate in Wenatchee, Washington. like a lot of marketplaces, especially on the West coast, we're still low inventory. However, inventory's rising. It's outpacing the demand and it's like, be careful what you wish for. So there's this like flux of are we targeting buyers, are we targeting sellers?

[00:01:38] Nick: You know, which one are we targeting? Well, we tend to target sellers always.

[00:01:43] Suneet: Always, if I learned anything from you, always go for the sellers.

[00:01:47] Nick: Mm-hmm. But then, with demand on the buyer side going down, it's like, but if you have a buyer, it's very valuable. Now, if you have a motivated, qualified buyer,

[00:01:58] Nick: very, very, very valuable in my marketplace, anything over a million dollars, which would be two times the average sales price.

[00:02:06] Nick: So, you know, you can equate that to your marketplace two times your average sales price. High end three times as crickets

[00:02:14] Nick: really crickets. Yeah. 30

[00:02:16] Suneet: And you have a lot of those listings. Huh?

[00:02:17] Nick: 30 months of inventory.

[00:02:19] Suneet: Oh, damn.

[00:02:20] Nick: Seattle is two hours away. They usually buy those homes, so we're not seeing that transplant.

[00:02:25] Nick: Did you see that in Sacramento about a year ago or so? Like the Bay Area not coming to Sacramento or

[00:02:31] Suneet: I mean, it's the same thing that you've been hearing your whole life is, oh, this will eventually be a part of the Bay Area. Right. So, , I haven't seen it. There's different parts of Sacramento that are growing, kind of the Roseville area, which I know you've been to and towards, uh, , UBA City, my hometown.

[00:02:46] Suneet: But I would say the same. And you know, I'm not watching the luxury market. Because I'm not, , you have more luxury listings than I do. I have a lot of regular, all listings, but, I think we may have a couple luxury, , and the inventory is increasing, but I'll keep stacking listings every freaking day.

[00:03:05] Suneet: Right. , And then you talk about having great buyers and, okay, well, where do you get more great buyers? are the people you're putting in escrow right now, Nick, are they old leads or are they new leads

[00:03:15] Nick: The. We're putting on a contract. Surprisingly, we're working with developers, or investors backed by private equity groups,

[00:03:26] Nick: so they're buying land and planning on developing.

[00:03:28] Nick: So even though there's this, who knows what's gonna happen. You know, with the election and Trump and, , lower energy and all these other things, there's some optimism on the other end

[00:03:39] Suneet: Yeah, I heard something about the jobs report too last week, but then I never looked.

[00:03:44] Nick: yeah, so we're working that side. We just landed a 41 lot subdivision that are gonna be building homes, 41 lots.

[00:03:53] Suneet: That's what you get From being Nick and his town guys. phone just rings

[00:03:57] Nick: And you know, they found us on Google. goodwill and reputation. Specifically five star reviews on Google, just doing their market research. So are you showing up number one in someone's market research? So I think that's what's working for us. you know, we had our lender on working with our lender partners talking about loan programs that's training that we stopped doing. cause everyone got a loan. But now it's like, how do we get them a loan? Educate them on it. See the long-term value of home ownership, down payment assistant programs. We're talking about down payment assistant programs.

[00:04:35] Nick: We're talking about three to one, two to one buy downs, Lender paid credits like we are deal making like never before.

[00:04:43] Suneet: That's awesome.

[00:04:44] Suneet: Yeah. You're giving me ideas. I own a mortgage company and where were my los last week? At the meeting?

[00:04:50] Nick: Your los need to be hustling those.

[00:04:54] Suneet: dude. Yeah. My one guy, he was the first agent on my team and moved over to the mortgage. he's been a LO for 18 months, last six months. Six seven pending every fucking day. Just boom. He's so happy he doesn't have to go to show houses.

[00:05:08] Nick: Well, I don't know anything about the loan officers. Yeah, he probably is really happy. Like he's sitting by behind the desk and they bring him the deals. I'm sure a lot of los got out of the industry 'cause they got

[00:05:17] Nick: wiped out.

[00:05:17] Suneet: they did. Oh bro. It was brutal.

[00:05:20] Nick: it was brutal. Since rates have gone up,

[00:05:22] Suneet: I had so many who quit,

[00:05:24] Suneet: became realtors.

[00:05:26] Nick: They became realtors and how they're not doing so

[00:05:30] Suneet: Yay. Everyone can get it done, right?

[00:05:32] Nick: from.

[00:05:35] Suneet: well, right now we're stacking listings with our open door thing, which is awesome. Zillow Flex is. Is solid. Shout out to Zillow. RDC has been good for us. , You know, lately there's been more radio stuff, which is exciting. Shout out to Matt Wagner and for every viewer and listener, Matt Wagner runs great radio television experts and about 20 episodes.

[00:06:02] Suneet: I had him wanna talk to him, so if you wanna learn more about radio, go do a rewind.

[00:06:07] Nick: that reminds me of this morning's meeting So every day we have a morning meeting with our reside team. Cindy and I love doing these meetings with the reside operation staff because they're the ones servicing and consulting our reside clients and they're high level people.

[00:06:24] Nick: everyone is amazing. Shout out to Lauren, Mia, Curtis, our CFO, Paul

[00:06:29] Nick: Brooke. Amazing people. And for those listeners out there that just goes to show. the three to one employee is someone. good will do the work of a good person. Someone great will do three times the output of a good person.

[00:06:45] Nick: And you don't have to pay 'em three times as much, but you do have to pay them more and you have to treat them like a top performer.

[00:06:52] Nick: Now think about this for your agent, someone goes to your website, books an appointment on your agent's calendar to go list their home, to tour their home, or to go look at homes. Like, how amazing is that?

[00:07:04] Nick: So anyways, this comes in, Paul, our salesperson's, like, I got this appointment today.

[00:07:09] Nick: and we're like, instantly, Cindy's thinking, where'd it come from? He jumps in the CRM. He's looking at the traffic. He's looking at the tracking links. He's looking at the pixels, right? We're geeking out over it. We have to figure it out. Is it our

[00:07:20] Nick: mailing list? Whose mailing list was it? Was it a webinar? organic search found our.

[00:07:27] Nick: The moral of this story is, it reminds me of like the source. when you get business, a client raising their hand, reaching out to you, you need to dive down into that source

[00:07:37] Suneet: I mean, totally. I mean, attribution maybe in broader terms is impossible, but if somebody came to you off a Zillow, that's a Zillow lead, they did not find you. Right? So once you get into like Google and they're not paying to fill a form, it's different,

[00:07:52] Nick: Where do you think that organic traffic came from? I mean, I know at Reside where we have this podcast, we have YouTube channel, we do webinars, we do email, social media affiliations with other businesses.

[00:08:06] Suneet: Yeah, we have a website with, , content on it. Everyone listening, we're about to launch. A new website is gonna be sharp. It's been a huge, massive project. So that should increase traffic. But yeah, that's the thing, right? Like, I don't know. I think about how to get more traffic like all day long. like every time somebody posts on social, you're trying to get some kind of traffic to at least like your face. I don't know. I am

[00:08:32] Nick: Yeah. I think this is the number one job of a, team leader is eyeballs. being loud, be posting. I do see a lot of our reside clients posting online now

[00:08:43] Suneet: A lot.

[00:08:44] Nick: a lot. I see 'em on my Facebook feed all the time. what's happening at the reside platform? Sun?

[00:08:48] Suneet: so what's been going on at Reside? Well, we had a two year anniversary. I. And number one, the community has grown in ways that I may have envisioned back then, but I never like, actually, you know, I envisioned what the vibe would be, but I never actually like, you know, felt, Building a business of like building something greater than yourself. Right. Especially the fact that we got to do it with each other and John and Preston and other great team members compared to like the other hustle. , just the growth we've seen for people.

[00:09:21] Suneet: It's been cool to see all the success stories and what we said and did and taught others. Will work for others, that's what we're here for, right? For everybody who decides to work with us.

[00:09:34] Nick: when we first launched, it was a concept that we believed in a platform for team leaders to go to and learn how to recruit. Right. Build your team. Grow and scale it, but there's all these other things that happen in every step of along the ways, like every level has its own double, you know, operations, transaction management, listing coordinators, recruiters, marketing lead. How many of our clients that reside are now part of Zillow Flex? So they're figuring out Zillow flex and scaling. I would love to talk about how many people have joined Zillow Flex at the Reside platform.

[00:10:11] Nick: And it's like, okay, it's theory. Even though we have authority, even though we have a background that we've done it in our own world and we've coached other people one-on-one, but this platform theory

[00:10:23] Nick: when we were on these discovery calls, if you remember the early discovery calls, we were telling them how much it costs and what they get and, you know, at the end of the day they're like, well, I understand the cost, I see the value, but will I get a return? We're like, will it work?

[00:10:37] Nick: It worked for you or for your other clients, but will it work for me? Like it worked for you, it worked for them, but will it work for me? And we. after two years, I get on discovery calls with Paul, and I'm like, It's proven. We have two years of history now. Where, let me tell you about Jessica.

[00:10:58] Nick: Let me tell you about, , Ross Hardy. Let me talk you about Kathy. Courtney, let me tell you about these people, where they were and where they are today.

[00:11:06] Suneet: the list goes on. It's incredible.

[00:11:08] Nick: I was talking to Alex, who just had his two year, and he's gonna continue after his two years,

[00:11:14] Suneet: Way to.

[00:11:15] Nick: and he's like, you know what? It's not what I. But he is like, I'm so glad I did it because the person I became I value the leadership that he built. I value the camaraderie and the knowledge,

[00:11:30] Suneet: Dude, the leadership development is like, a hard and soft skill at the same time to teach somebody, so I think the only way to get it is to be immersed in it.

[00:11:40] Nick: Yeah. Leadership's hard to learn from a book. You learn it by doing it, but you also learn it by having,

[00:11:47] Suneet: learned by sucking

[00:11:48] Suneet: and I learned it by sucking hard for a long time, trying everything

[00:11:54] Suneet: and just figuring out how to be a nice guy.

[00:11:58] Nick: Yeah. Yeah. what are we currently doing at Reside as we move forward that's making an an impact?

[00:12:05] Suneet: I think like some of the really cool stuff is the whole community that we built on the online community inside of Circle. , I think that's really cool All my AI stuff is there, which is, if you guys know me a lot, if you're just following me on social, you just get a little taste.

[00:12:26] Suneet: , But all the AI stuff, the onboarding, like built out for you, onboarding where team leaders can drop in, it's as close as being done for you as it can get. Right, like the goal is, hey, you just film a couple videos and drop it in here. Adopt what we say and your onboarding should be set. You have Mia, me is doing Rise all the time and just killing it. Right.

[00:12:52] Nick: Yeah. She's killing Rise and she just revamped Rise another version of it, trimming out the parts that they're not fluff, but they're getting in the way of being so precise throughout the entire week, the six weeks, and adding in this layer of, so that she can now add in even more accountability, even more reporting, I think the goal was retention, in terms of the information they get, retaining it, and then following through after the six weeks is done. her and I just geek out over the agent training and

[00:13:27] Nick: development.

[00:13:27] Nick: We absolutely love it. So that's six weakest killer. The Rises Killer. we added something called Script Inferno about six months ago where we realized the agents loved our training, but they needed the reps.

[00:13:43] Nick: So practice. and we know this 'cause we've been working with some callers to need on the side, project. we can't spill the beans on this, but we know that you know, we've heard this before, you know Bruce Lee didn't fear the man that knew 7,000 kicks. He feared the man that knew seven kicks and practices 7,000 times, or one in 10,000 or 10,000 in one.

[00:14:02] Nick: You know that the whole adage and you know, the ultimate sales machine, Chet Holmes would say the same thing. we're not gonna work on 7,000 things. We're around seven things, 7,000 times. So script inferno is role play, but every week it's some different aspect of the business. Really, really, really deep, like a segment of it.

[00:14:28] Nick: A segment of

[00:14:30] Nick: a segment of calling a listing agent to try to figure out the seller's motivation and what they're willing to take. A segment of the listing presentation down to the overcoming, getting the right Commission, Mike, and we break this thing down. Like if you were like a pianist and you were learning a new song, you'd have to break down the, the entire team into Bitesize Chunks.

[00:14:52] Nick: And Jessica Boswell, one of our team leaders at Reside and Coach.

[00:15:01] Nick: I think the agent training's awesome. So to your point on the agent onboarding, you get somebody with the aptitude and that attitude, and you line them into our training, they're gonna come out.

[00:15:13] Suneet: Good. Yeah, no, it's just been great. Like, seeing everybody grow and hanging out longer and, I think we're in an exciting time with a lot of unknown and like the thing that matters is like, yo, there'll be a uptick and we'll be sitting here pretty just ready to go.

[00:15:30] Suneet: that's where I'm at.

[00:15:31] Nick: We're innovating thanks to your leadership there. Sun, like didn't you just drop a bot that can listen to phone calls?

[00:15:38] Suneet: , Well, recruiting calls only, right? I'm always innovating. It's kind of madness.

[00:15:44] Nick: yeah. Yeah. I mean, you have a bot basically you, you can build a bot that listens to your phone calls, but also gives you a scorecard based on that. Like they can rate certain aspects of the call I think Zillow Flex has been doing something similar or Zillow premiere where they would listen to your phone calls and

[00:16:00] Suneet: Yeah, they have for years we were part of the beta.

[00:16:03] Nick: your be part of the beta, so you could talk to that.

[00:16:05] Nick: Maybe you can't because of non-disclosures, but they would listen to certain keywords and for one, like. This is how I understand this. Any A LM appointment, location, motivation, they would listen to. Did the agent say, do you wanna meet

[00:16:18] Nick: or when can you meet? Or the variations of appointment, did they go for an appointment?

[00:16:23] Nick: can tell you that.

[00:16:24] Suneet: Well, I mean, dude, YPO has it. There's a other product called Shiloh, so we have all of our calls to follow bus, a run through ai.

[00:16:31] Suneet: All of them.

[00:16:32] Nick: the lack of performance is usually a lack of, , very specific questions or going for the appointment I.

[00:16:39] Suneet: Yeah, I think that like on my team specifically, we've overcome that because. I'm built the F out with ISAs so I don't have to worry about teaching all that. And there is a money, there is a cost for that that comes directly out of my pocket for everyone to think, oh, it needs to get all these ISAs. Yeah, I spend all the money for the ISAs.

[00:16:58] Suneet: but it's just good to hear like follow up and other stuff. Right. And it's good to hear the ISAs. Every day when the ISAs come in, they gotta do AI voice calls for 30 minutes. With AI role play. I sent you my recruiting bot, So that the AI stuff is getting fun, recruiting bots.

[00:17:12] Suneet: I don't think that they're legal. I was talking to another big recruiter in real estate, , today, and he goes, oh, I got a sick bot. I was like, bro, I don't think it's legal. So, if you're out there getting recruiting calls from me in Sacramento, it. If that's your big plan, you better search your local laws too.

[00:17:32] Nick: Yeah. You might be the first one to do it, and you might be the last one. You don't wanna be the first or the last, so.

[00:17:40] Suneet: I've already been down that road in a couple other things, so I'm okay. I'll just take the safe road.

[00:17:45] Nick: Yeah, there's first innovators like advantage, like you can get an advantage, but only if you have a really long, big moat, but as soon as someone figures out it's working, they can easily replicate. Especially with ai, it's easily

[00:17:58] Nick: replicatable. nobody in real estate's gonna own some exclusive AI technology that no one else can get. We're just not big enough. We're not big enough. We're talking trillion dollar companies, right? Like governments are building AI infrastructure. So I don't think we're gonna be disrupting the AI industry,

[00:18:15] Suneet: No, and I'm not trying to, but I could build a bunch of cool tools for my clients and friends, right?

[00:18:20] Nick: Well, I was just talking to somebody that is still using paper, you know, like ledgers.

[00:18:25] Suneet: really

[00:18:26] Nick: Paper receipts, yeah. Paper receipts.

[00:18:28] Nick: and I was like, you know, you probably have a system that works really, really well. , But takes time. and it's a hassle. And if nothing else, we're going to take on the bookkeeping for you at Reside and reconcile and, you know, proper.

[00:18:42] Nick: Tag or title every expense for you, and it's gonna save you and we can automate it for you, right? We can tie into your bank accounts. we have, certified QuickBooks bookkeepers on staff.

[00:18:53] Suneet: We have very educated crew. they're working on. My books. How about you?

[00:18:56] Nick: They're working on my books. can you believe this? We have a bookkeeping, basically an accounting firm. A bookkeeping firm

[00:19:03] Nick: at

[00:19:03] Nick: reside.

[00:19:04] Suneet: I told someone that the other day, we legitimately have a bookkeeping firm.

[00:19:07] Suneet: on accident, I guess,

[00:19:08] Nick: and accident. And we do payroll for some of our clients for an additional fee, but we don't do that for that.

[00:19:13] Nick: We do that because we need to.

[00:19:15] Nick: . What else? I mean, we're growing at one, team leader a week on average,

[00:19:20] Suneet: one a week is a good, rate. And I know there's, we have teams waiting to sign up. So,

[00:19:24] Nick: really, really good. And we are gonna have an event soon. A private event's coming up

[00:19:31] Suneet: Tahoe in September.

[00:19:35] Nick: Flagship.

[00:19:37] Suneet: Tickets just went off sale, I think the 22nd maybe. That sounds right.

[00:19:42] Nick: what are teams that are, winning, doing on a consistent.

[00:19:46] Suneet: I mean, recruiting, being marketers, you know, staying loud.

[00:19:52] Nick: Are they producing themselves? Are team leaders producing that you're, coaching and working

[00:19:56] Nick: with?

[00:19:56] Suneet: think many are, dude,

[00:19:58] Nick: Yeah, I was just talking to somebody recently and they were like, Nick, I went on three listing appointments on Saturday. Maybe I should do that more often.

[00:20:06] Suneet: how many escrows do you have right now?

[00:20:08] Nick: Closed or pending?

[00:20:10] Suneet: No, just you, yourself Oh, zero.

[00:20:13] Suneet: Oh, okay. Zero,

[00:20:15] Nick: I don't produce. No. ,

[00:20:16] Suneet: Same, zero.

[00:20:17] Nick: Do as I say, not as I

[00:20:19] Suneet: Yes. You guys, like Nick and I have do multiple other things. Getting out of production is not a merit badge. It doesn't mean that we don't work.

[00:20:27] Nick: in order to get outta production. What does your three legged stool need to look like? make sense?

[00:20:33] Suneet: How much money do you need to have in the bank is the better question. A lot. A lot.

[00:20:40] Nick: Alright, well, how much money do you need in the bank? Do you need three months, six months of reserves? Of

[00:20:45] Suneet: Oh. Thinking of reserves, I Well, I guess you just want my three months business and six months personal.

[00:20:52] Suneet: bare minimum.

[00:20:53] Nick: and I wouldn't like that.

[00:20:54] Suneet: No, me neither.

[00:20:56] Nick: No, because the seasonality in my business too.

[00:20:58] Suneet: would have a year of personal. Six months of business,

[00:21:02] Nick: you guys heard it from, I'm with him a year personal. That has to be there Then you need six months of your fixed costs, your fixed market, you can always adjust marketing. If times get tough, you can cut marketing, If times get tough, you can cut a little overhead.

[00:21:17] Nick: Not a lot

[00:21:17] Suneet: You can't get people. That's the thing.

[00:21:19] Nick: people's tough because if you cut 'em, you can't get 'em back, good luck with that one.

[00:21:24] Suneet: I mean, maybe six months. Business is long too. Maybe it's three months business, but,

[00:21:28] Nick: we see people struggle and get stressed, and when they get stressed and anxiety, they make bad decisions. they get behind and they overspend to try to get themselves out. They're like at the casino, they're losing, they're losing at

[00:21:40] Nick: casino, and they go back to the ATM instead of

[00:21:43] Suneet: Sure,

[00:21:44] Nick: We see people buy more and they're hurting

[00:21:49] Suneet: there is sacrifice required in growth? Are you trying to grow or are you trying to save money right now? If you're trying to grow, then you're gonna spend more money. that's just the equation, like,

[00:21:59] Nick: yeah, well, I, I was talking to, one of my mentors one time about personal reserves. And I said a year personal. He said 10 years.

[00:22:08] Suneet: yeah.

[00:22:09] Nick: He said for him it's 10 years. That's his goal. 10 years of personal reserves.

[00:22:13] Nick: He wants to make it through a recession or depression. Like if the depression comes, he wants to make it through it.

[00:22:18] Nick: sleeps like a baby.

[00:22:20] Suneet: I like that.

[00:22:21] Nick: I was talking to somebody that was looking to get a loan. Right? They wanted to get a loan so they could buy leads and grow their business.

[00:22:27] Suneet: Oh, fascinating.

[00:22:29] Nick: Yeah. Really? And you don't hear this very often in real estate. And I said, well, how about, you self-fund it? They go, I don't have the money. I go, no, no, no, no. Self make it. He goes, whatcha talking about? I said, how much do you make if you list a home and sell it? He said, 12. How big of a loan do you want?

[00:22:43] Nick: He said, 120 grand. I said, so you're telling me all you need to do is list and sell 10 homes and you made your loan? He goes, oh, I never thought of it that way. I go, yeah, so maybe just list homes. Why don't you just pick up the phone and call and tell because they were spending so much time applying to the loan, putting effort, because you just don't get the money.

[00:23:06] Nick: You have to do the effort to get the loan. There's effort and energy to get the loan and there's costs. You're not just get a loan, they're gonna charge you to get the loan. And then on the.

[00:23:16] Suneet: Yeah, and the interest is high. People don't think about that and then just dig themselves deeper. Your interest rate is too high except for your house outta control, but call your credit card company and get a better rate.

[00:23:27] Nick: You totally get a better rate. It's like you can just easily get a dialer. How much does a dialer cost?

[00:23:32] Suneet: A hundred bucks.

[00:23:34] Nick: A hundred bucks a month. How much does it cost to get neighborhood phone numbers?

[00:23:38] Suneet: Yeah. Probably 60 bucks a month probably.

[00:23:42] Nick: Yeah. How much does it cost to get phone numbers? For the last 12 months of expired

[00:23:46] Nick: FSBOs and withdrawn.

[00:23:48] Suneet: you're two 50 a month? Yep.

[00:23:49] Nick: so how much does it cost to get a nice little headset with a microphone and

[00:23:53] Suneet: But that's hard, Nick. But that's hard. That means I have to work.

[00:23:57] Nick: you know, real estate's still that tree that has fruit on it. You just have to go and pick it. You just have to choose. You gotta to get your ladder out there. You gotta get up there and go get it.

[00:24:06] Suneet: One of the only opportunities that we have like that in life.

[00:24:10] Nick: Now someone else might already have A ladder up in your apple tree and you gotta knock 'em off and you might have to compete a little there's a little battle up there,

[00:24:17] Nick: but it's worth

[00:24:18] Suneet: Yeah, you may gotta have a couple of skills in their pocket, or at least no two usps.

[00:24:26] Nick: for those listeners, what's a USP?

[00:24:28] Suneet: Yeah, just at least have two unique sales propositions. One for sellers and one for buyers. Just have one each. if every agent ever hears that. If you wanna know what they are, send me a DM on Instagram and I'll tell you.

[00:24:40] Nick: Your next team meeting, what you do is you, get a whiteboard you write the USP for the seller, one USP for the seller on the board. And you write another USP for a buyer. And you go around the room and everyone has to repeat that thing perfectly until they can go home.

[00:24:56] Nick: And that's your next sales meeting. I guarantee you go to your sales team and go, what's our USP for buyers? They go, oh, , trust, good communication. No wrong. what's our sales unit seller process for sellers, , accurate pricing, wrong.

[00:25:12] Suneet: Did you really hear that? I would've lost it.

[00:25:14] Nick: I would've lost it. It's like agents spend so much time on their CMAs for accurate pri. I really pride myself in how accurate my pricing

[00:25:22] Nick: is. Okay.

[00:25:24] Suneet: Dude. Yes, I don't, but I'm not an agent, so, hey.

[00:25:28] Nick: I love talking to Sunita about agent training. He thinks it's hilarious.

[00:25:33] Suneet: Yes, because Nick's the best I think at it because Nick gets it. He's done more real estate than most people.

[00:25:39] Nick: I talked to someone recently that had 14,000 past clients.

[00:25:43] Suneet: Well, that's a lot.

[00:25:45] Nick: Yeah.

[00:25:46] Suneet: Do they have a bunch of REO,

[00:25:48] Nick: with two agents

[00:25:50] Suneet: big old REO business or something

[00:25:52] Nick: licensed in 1976. Been crushing it since the seventies.

[00:25:58] Suneet: older than us? Older than

[00:26:00] Nick: A hundred deals a year. Basically just crushing listings only.

[00:26:04] Suneet: Listings only. You got a list to last. Okay. Well, this was a good episode.

[00:26:09] Nick: Thanks

[00:26:10] Suneet: Yeah. Good job.
