The complete conversation, in order. 2,503 words.

[00:00:00] Suneet: Welcome back to the reside platform podcast. I'm your host, Suneet Agarwal. And today we're bringing you something super special, our very first in person episode. So I recently went to the Driven Mastermind and I had a great opportunity to sit down again. with my go to AI automation expert, Reid Florian.

[00:00:21] Suneet: . We love hearing from you and want to continue delivering the content that you want to see. Now, let's transition into my chat with Reid.

[00:00:33] Suneet: And I'm sitting there and I'm watching Perry talk about these robots, and then I think about those companionship robots, wherever the hell that was. I'm sitting there thinking and I'm all, could a robot do the job of a realtor?

[00:00:44] Suneet: It wouldn't even have to be a robot, you book an appointment to go see a house using AI, you get to the house, you put in a code that the AI gives you and it unlocks the door, the cameras, make sure you don't steal anything. I don't know if that works, right? Like you want to have a guide to do that. Bought a house that would work for you?

[00:01:02] Reed: I've heard of people doing things where they've even had like a virtual walkthrough. And there isn't an agent there and it's almost like a zoom call. They're talking like over their phone or something and showing it, but you could actually be at the location and there's a human agent back at their office talking to you like, Oh, the kitchen has blah, blah, blah, blah, blah.

[00:01:20] Suneet: Yeah.

[00:01:20] Reed: And so, the VADs could definitely be done by an AI, like you were just talking about, so , I could see it happening at some point. I know things are changing now, a lot of homes have keyless entry kind of thing, but traditionally there's been like a lockbox that you realtors, enter whatever the code is to get into these things and that's how you get into the house.

[00:01:37] Reed: So, yeah, I could easily see that being a thing, especially with homes that have keyless entry, kind of deal that would make it really easy. I do agree that you probably need a bunch of cameras up so that might have to be provided by the real estate company to do, I don't know how you'd want to do that, you wouldn't have someone doing things in your house?

[00:01:54] Suneet: Yeah. No.

[00:01:54] Reed: Checking out your bedroom? I don't know.

[00:01:56] Suneet: As we're talking about this, what I represented one of the big I buyers in 2020, 2021, and I had hundreds of listings, there was a point where I believe perspective home buyers could get access to a house for a certain amount of time, it was full of cameras, but guess what? People stole shit and people stole the cameras too. Right? So it really didn't work back then. I guess that would remain to be seen. It seems like if I was living in Sacramento and I wanted to buy a house in Sacramento, I would much rather get my ass up off the couch and go see the house. I have to get on a zoom call or have to do some kind of AI, something.

[00:02:33] Reed: Do you think we're going to see people using like the meta Oculus glasses to take like a virtual reality walkthrough?

[00:02:39] Suneet: Some version of that has been around since like 2018, 2019, right. And I never saw it really do anything.

[00:02:47] Suneet: The opportunity lies in still to this day is we do a lot of virtual tours. When someone lives across the country and needs to buy a house and can't come out here to look at houses all the time. So that still happens. What percentage of our business is that? One, maybe probably half of one.

[00:03:03] Suneet: So, that still remains to be seen. If you would go to a house and have a robot waiting there for you, today, that would be weird.

[00:03:11] Reed: 10 years from now?

[00:03:12] Suneet: 10 years from now, if you have three robots in your house already, very interesting. Very interesting, and now we sound like features. Wait, maybe we are.

[00:03:20] Reed: There is rubbing off on.

[00:03:22] Suneet: Oh, dude, totally. The one interesting thing that I've been shouting about from the rooftops since Jasper, that I would love to talk to you about. Is, I'm Sunit and I want to buy a house and I'm not a realtor , right now I go to a home search site. Let's call it the Zillow.com, cause many people know what is what Zillow is.

[00:03:41] Reed: I've heard of that one.

[00:03:41] Suneet: Yeah. Leave your opinions elsewhere, I'm a big Zillow advocate. Go to Zillow.com, type in houses in Sacramento, 400,000 box, with a pool, and next to Southport Elementary in West Sacramento. And I get a list and then I push a button and Zillow connects me with an agent.

[00:04:00] Suneet: The agent will probably work for me in this case in Sacramento, but I digress. This is what's going to happen, you're gonna say, Hey, Google, hey chat, hey Siri, hey Alexa, I wanna look at houses in Sacramento that have this, this, and this, sent me an appointment that's closed, bro.

[00:04:16] Reed: Mm-hmm . Oh, definitely.

[00:04:17] Suneet: Zillow had one of the first custom GPTs when OpenAI started busting. You know where they had the  GPT store.

[00:04:23] Reed: Yeah, I remember that.

[00:04:24] Suneet: So that was about a year and a half ago now. Told you this is something, ever since then I've been thinking of that, how are we going to index?

[00:04:29] Reed: How are you going to rank inside those?

[00:04:31] Suneet: Yes. Like how, like, how do I, completely selfish now, how do I get in there?

[00:04:37] Reed: That I don't know?

[00:04:38] Suneet: No one knows!

[00:04:38] Reed: Show early that no one really knows. It's kind of been luck of the draw for anyone that's gotten a rank for the answers.

[00:04:44] Suneet: Well, I mean, Jason Flatley and another friend of ours, another guy who runs this mastermind, the GOAT of webinars, you see his Facebook post this morning, he asked Chad GPT who the GOAT of webinars was and it says him.

[00:04:58] Reed: Nice.

[00:04:59] Suneet: Now, the only caveat there is if it's his account and he's been telling it that he's the GOAT.

[00:05:04] Reed: Sure.

[00:05:04] Suneet: All this time, then it's his own memory.

[00:05:07] Reed: Well, we could check it now.

[00:05:08] Suneet: We could check it now. Yes.

[00:05:09] Reed: Check it online. Who is the GOAT of webinars?

[00:05:11] Suneet: Yes, let's look.

[00:05:12] Reed: Let's find out, see how good it is.

[00:05:14] Suneet: All right, and for everyone listening, we're both on our phones looking at chat GPT.

[00:05:19] Reed: That's how nerdy we are.

[00:05:20] Suneet: Yeah, we have to check it right away.

[00:05:22] Reed: Oh, we got Russell and then Jason.

[00:05:24] Suneet: I got Russell, Tony Robbins, Amy Porterfield, Graham Cardone, Dean G, and no Jason.

[00:05:31] Reed: Oh, I got russell, Jason, Amy Porterfield, Frank Kern, and my friend Perry Belcher.

[00:05:36] Suneet: Fascinating.

[00:05:37] Reed: And it actually says your friend.

[00:05:40] Suneet: What model are you using?

[00:05:42] Reed: That was 4 0.

[00:05:43] Suneet: Me too. Therein lies the problem.

[00:05:44] Reed: Yeah, yeah, there you go.

[00:05:47] Suneet: Therein lies the problem. Okay.

[00:05:48] Reed: Trust, but verify.

[00:05:50] Suneet: Trust, but verify. Okay. Who is the top realtor in Sacramento? And I want you to look in Minnesota because we already know who it is are in Minneapolis, it's one of my good friends, we're not even going to say his name.

[00:06:03] Reed: Who is the top Realtor in Sacramento?

[00:06:05] Suneet: Yeah. Okay. So, determining the top Realtor in Sacramento can determine, depend on various factors, including sales volume, client satisfaction, based on recent data, here are some of the leading real estate professionals in Sacramento, number one, me. Best Sock Homes Group. Is that what yours says?

[00:06:20] Reed: Got a few other ones.

[00:06:21] Suneet: We'll see. Where did that pull from?

[00:06:22] Reed: I have no idea.

[00:06:23] Suneet: It has the sources there.

[00:06:25] Reed: Wow.

[00:06:25] Suneet: See. It really interesting.

[00:06:26] Reed: The sources look like some blogs I've never heard of. Someone manipulating the algorithm.

[00:06:30] Suneet: Wow. So what's the opportunity?

[00:06:32] Reed: Yeah, that's interesting.

[00:06:33] Suneet: That is interesting.

[00:06:34] Reed: Huh, did we just open up episode four?

[00:06:38] Suneet: Wow. So we both now put in Minneapolis and let's see if my friend comes up.

[00:06:43] Reed: Should I do it with web search? Did you do web search?

[00:06:45] Suneet: No, I just did normal prompt.

[00:06:47] Reed: Who is the top?

[00:06:48] Suneet: Cause most users don't know how to do that.

[00:06:50] Reed: Yeah! And Minneapolis, let's find out. I mean, you've got billboards everywhere, so.

[00:06:55] Suneet: Billboards, radio TV ads.

[00:06:57] Reed: Yeah! Number one.

[00:07:00] Suneet: Yep. Number one realtor in Minneapolis. If we didn't know Chris, if you're watching, it's you, Chris Lindahl. So fascinating. Fascinating. There's the opportunity because if I'm in one bedroom looking at that, asking Chad GPT, and my wife is at the other side of the house talking to, I don't, I still don't think my wife's ever logged into Chad GPT, so Alexa, cause that's what she likes. We're going to get different answers. The professionals who can hack that are going to win.

[00:07:24] Reed: Oh, definitely. Yeah.

[00:07:25] Suneet: Across all fields.

[00:07:26] Reed: No one's searching anymore. We're all asking these AI thing.

[00:07:29] Suneet: I know!

[00:07:30] Reed: I went on Yahoo the other day, and they even have an AI thing now to search and talk to it instead of like the normal search.

[00:07:36] Reed: And they were like the first search engine way back in the day. So they've switched to doing a chat based.

[00:07:40] Suneet: Happened to Google?

[00:07:41] Reed: I don't know. I mean, they got plenty of money so they can weather this storm and maybe just make more robot taxis like they're doing. Those Waymo's, you know?

[00:07:47] Suneet: Do they own those?

[00:07:48] Reed: The Waymo's are theirs, yeah.

[00:07:49] Suneet: Waymo.

[00:07:50] Reed: Yeah, yeah.

[00:07:51] Suneet: Have you ever seen one of those?

[00:07:52] Reed: I've taken it half a dozen times while I've been here. It's awesome.

[00:07:54] Suneet: So we're in Scottsdale right now and I've never seen one.

[00:07:57] Reed: I hadn't seen it before. Well, I'd seen it at CES, but I hadn't, like, been in one.

[00:08:00] Suneet: Yeah. Why don't you tell everybody what it is? Cause it sounds really dangerous to me.

[00:08:04] Reed: Oh, it's awesome. It's so cool. It's this car, it's a Jaguar that you get in and it's got all these cameras and sensors all over the place. You got like a button you can press to have it pull over or to talk to support, you got maps that show everything, like it'll see people like pedestrians, it'll see cars, it'll see stop signs, everything like if someone puts on their blinker, that shows up on the radar sensor thing that you can see it even on the screen that I can see it.

[00:08:28] Reed: So it's like really cool. But the steering wheel is moving all by its own, it's braking and accelerating on, it's doing everything. I'm just sitting in the backseat, twirling my thumbs while it does everything, and control the music if you want. It's so cool. And like Perry was sharing some stats, it was like, I want to say for every million miles people drive, you have about three accidents that you have. I don't know how dangerous, like how bad the accident is, but sure, that's the average. And for these, it's like point five nine accidents for a million miles. So it's six times safer than a human driver, which makes sense because you don't have someone texting and driving, they're not pissed off at their lover, they're not hungry, they're not drinking, they're not doing all this other stuff that we do as humans and all the other people around us are doing too. And you've got a machine that's looking out for all those kinds of things and can anticipate all this stuff.

[00:09:13] Reed: And being that's owned by Google, I'm assuming they're using it to map everything for Google maps too, cause they got all those cameras on it, they might as well double dip on it.

[00:09:21] Suneet: Of course they are.

[00:09:21] Reed: It's really cool. You need to do while here.

[00:09:23] Suneet: I mean, I'll take one to the airport.

[00:09:25] Reed: Yeah, you can.

[00:09:25] Suneet: If you have a choice between an Uber and what's it called Waymo?

[00:09:28] Reed: Waymo. Unless I know the Hubert or Uber driver is like really hot and yeah. Sorry, wife, you know, but I'll enjoy the flirty conversation. But no, the Waymo wins for me every time.

[00:09:38] Suneet: Do they have a Minneapolis yet?

[00:09:39] Reed: No, not yet. It's like here, I want to say LA and Austin, Texas, so that's it.

[00:09:44] Suneet: Well, good, dude, thanks again. The third episode on, we opened up the question of how do you rank to where you get picked up by the AI. So if you can figure it out out there, everyone watching and listening, make sure you let me know first.

[00:09:57] Reed: Yeah, I wanna know too.

[00:09:58] Suneet: What are you off to next? Do you have any events coming up?

[00:10:00] Reed: Uh, taking a little break for right now, but if anyone wants to find me online, you can find me on Facebook or automated AI marketer.com and I got a free tool to help you automate your affiliate marketing.

[00:10:10] Suneet: Nice, automated AI?
